Win back the hours your construction team loses to takeoffs, change orders and admin.

I help construction companies put AI into quantity takeoff, change-order handling and the admin between site and office, and turn the hours it frees up into billable work.

The problem

Where construction teams lose hours every week.

Most of it isn't hard work. It's slow, manual work that happens again on every project.

01

Quantity takeoff and estimating

Quantities measured off drawings by hand, then re-keyed into the estimate. Hours per bid, and every revision means doing it again.

02

Change orders and variations (ÄTA)

Extra work gets agreed on site and never makes it to an invoice. Or it does, weeks later, without the documentation to back it up.

03

Admin and reporting overhead

Time reports, site diaries, supplier invoices and status updates, copied between systems by the people you'd rather have running projects.

04

Field-to-office friction

Photos, notes and decisions live in phones and inboxes. The office chases the site for information that already exists somewhere.

Results

Two construction teams, measured.

Same approach, two different bottlenecks.

Construction
28 h
a week saved on quantity takeoff
$500K
a year in added revenue

The bottleneck

Quantity takeoff took up at least 28 hours of the team's week.

What we built

AI-assisted quantity takeoff for the estimating team.

The result

Cut quantity takeoff time by 28 hours a week and grew revenue by $500K a year.

Construction
35 h
a week of admin cut
20 h
a week turned into billable work
$200K
a year in change orders captured

The bottleneck

Admin took up at least 35 hours a week, 20 hours of work went unbilled, and change orders fell through the cracks.

What we built

Admin automation and change-order tracking across projects.

The result

Cut admin time by 35 hours a week, turned 20 hours of previously unbilled work into billable hours, and captured $200K a year in change orders that used to fall through the cracks.

How it works

From first call to hours back.

  1. A 30-minute intro.

You walk me through where the hours go. If AI can't move the number, I'll tell you.

  2. Pick one workflow.

We map the process from site to office to invoice, then pick the single workflow with the clearest payback. Often that's takeoff, change orders, or reporting.

  3. Ship narrow, then widen.

I build it inside the tools your team already uses and measure the hours it gives back. Only then do we take on the next one.

Tools

I build with the tools you already use.

AI goes into the systems your team already opens every day.

Who you'll work with

Stefan Nilsson. Builder first, advisor second.

I've spent the last few years architecting and shipping more than 120 AI systems, for companies from early stage startups to public sector. I write Sweden's largest AI newsletter and run a 3,500 member community where operators learn to use AI seriously. I'd rather build something that works than write a thought leadership post about it.

FAQ

Before you book.

More questions? See the full FAQ.

Do we need to already be using AI in some form?

No. Plenty of teams start from zero. What matters more is having a repetitive process that eats hours every week, like reporting, admin, or quantity takeoff. That's usually where the first win is.

Can we start small?

Yes, and I'd recommend it. A good first project is one narrow workflow: one process, one team, one number to move. Once that's working and measured, we widen it.

What does an engagement cost?

It depends on the scope, so there's no price list. A focused first project costs a fraction of a larger build, and you'll know the scope and the cost before any work starts. The intro call is where we figure out whether the numbers work, before you commit to anything. For a rough sense of the upside, try the savings calculator.

Are you based in Sweden or can you work internationally?

Both. I'm based in Sweden and work with teams internationally, in English or Swedish. Most of the work happens remotely, and on-site days can be arranged when they're worth it.
